XRF lead paint inspection

Painted components tested on site with an XRF analyser. Results are read at the property rather than waiting on a laboratory for paint results.

Lead paint inspection reports

Written reports documenting the components tested and the results, prepared for the party that will read them.

Lead risk assessment

Evaluation of the property for lead-based paint hazards, with findings documented for the owner, the program or the health department.

Dust-wipe sampling

Settled lead dust sampled from applicable surfaces and analysed by an accredited laboratory. Used in particular inspection and clearance situations.

New Jersey rental lead inspections

New Jersey requires lead-based paint inspections in most rental dwellings built before 1978, on a cycle tied to tenant turnover and elapsed time. Certain properties are exempt, including those holding a valid lead-free certification.

Why we ask for the address before quoting. The required inspection method is not the same in every municipality — whether a property gets a visual inspection or dust-wipe sampling depends on the town’s childhood blood-lead data measured against a threshold set in the regulation, and that can change. Any website that tells you one universal answer is guessing. Send us the address, the year built and the number of units, and we will confirm what your municipality actually requires before you pay for anything.

Certificates

Lead-safe and lead-free certificates — what they are and why they matter

These two documents come up constantly with landlords, buyers and attorneys, and they are routinely confused with each other.

Lead-safe certificate

Issued where a rental dwelling has been inspected under the applicable New Jersey requirements and the results support certification. It is what a municipality asks a landlord to produce, and it is valid for a defined period before the property comes due again.

Why it matters

  • It is what demonstrates compliance to the municipality
  • It reduces friction at tenant turnover
  • It shows tenants the property has been evaluated
  • Non-compliance can carry municipal penalties

Lead-free certificate

A stronger and less common document. Where a full inspection demonstrates that the applicable requirements for lead-free certification have been satisfied, certification may be available — and a lead-free property is generally exempt from the ongoing rental inspection cycle.

Why owners pursue it

  • It can end repeat inspection cycles for that property
  • It is a genuine selling point to buyers and tenants
  • It removes the question permanently rather than periodically
  • It supports the property’s appeal in a competitive rental market
An honest limit. Testing does not automatically produce a certificate. A certificate follows only where the inspection results actually satisfy the applicable requirements. If they do not, you get a clear report of which components carry lead — which is what makes any remediation targeted rather than blanket.

Health Department violation clearance

Testing that closes out a violation

Where a municipal health department has issued a lead notice, the file usually closes on documentation — an inspection, a scope of work, the corrective work itself, and clearance testing performed by an appropriately qualified independent provider. We handle the evaluation side, and where remediation is required we hold the abatement licence to perform it.

Independent post-abatement clearance is coordinated with an independent provider when required, so the sign-off on our own abatement work is never our own.

Buyers, families & owners planning work

A home inspection does not tell you which components contain lead-based paint

A standard home inspection assesses condition. It does not identify which painted windows, doors, sills, trim or walls contain lead-based paint — that requires testing. For families with young children moving into an older property, and for owners about to sand, cut or replace painted components, that distinction matters.

XRF testing evaluates painted components throughout the property and tells you exactly where lead is and where it is not. Where the results demonstrate that the requirements for lead-free certification have been satisfied, that certification may be available — but testing does not automatically produce a certificate, and we will not tell you otherwise before we have tested.

Most of our inspection work is not an end in itself — it determines which framework the construction work falls under, which changes the cost, the documentation and the crew.

Testing painted components a renovation will disturb, so the work proceeds under the right framework rather than a guess.

Before abatement

Identifying which specific components carry hazards, so abatement is targeted rather than blanket — usually the difference between a contained scope and an expensive one.
