Older buildings have to be evaluated before painted or suspect materials are disturbed. We perform the asbestos survey and sampling, determine what lead requirements apply to the project, coordinate rodent documentation where a municipality requires it, and carry out licensed abatement when it is needed — so the demolition or renovation can proceed on schedule.
The project path
What has to happen before demolition or renovation begins
Not every step applies to every project. Which ones do depends on the building, its age, the scope of work and the requirements of the municipality and any program involved.
Asbestos
Asbestos survey and asbestos abatement — both, from one office
Many municipalities will not release a demolition or renovation permit without an asbestos inspection report. We perform the survey, and where removal is required we perform that too, under our own New Jersey abatement licence.
Pre-demolition asbestos survey
Building survey before demolition, carried out by appropriately accredited personnel.
Pre-renovation asbestos inspection
Survey of the areas a renovation will actually disturb, rather than the whole building where that is not required.
Suspect material identification
Floor tile and mastic, plaster, drywall and joint compound, pipe and boiler insulation, ceiling materials, roofing, siding and other suspect building materials.
Bulk sampling
Samples collected and submitted to an accredited laboratory. A suspect material is treated as suspect until analysis says otherwise.
Written findings
A written survey report prepared for the building department, the owner and the project team.
Licensed abatement
Containment, removal and disposal where required, with air clearance coordinated as applicable.
Pre-1978 buildings
If the building predates 1978, painted surfaces need to be considered before they are disturbed
Renovation, repair and demolition work in older buildings frequently disturbs painted components. Before that happens, the project should be evaluated to determine which lead-related requirements apply. That does not mean every older building requires full abatement — it means the question gets answered before the work starts rather than after.

What determines the requirements
The age and type of the property, whether it is residential or child-occupied, any known lead conditions from an inspection or risk assessment, the scope of the work, and the applicable regulations and program requirements.
How we handle it
We review the property and the scope, tell you which path applies, and perform the work under the appropriate framework — lead-safe renovation practices, licensed abatement, or ordinary construction where lead is not a factor.
An important distinction
Lead abatement is not the same as lead-safe renovation
These two things get confused constantly, including by contractors. They are different frameworks with different purposes, and knowing which one your project falls under changes what the work costs and how it is documented.
Lead abatement
Work specifically intended to permanently address identified lead-based paint hazards. It follows from something that identified the hazard — an inspection, a risk assessment, a Health Department order, or an approved program scope.

- Hazard correction related to childhood lead cases

- Component removal and replacement
- Other identified hazards requiring licensed abatement

EPA lead-safe renovation (RRP)
A lead-safe work-practice framework for covered renovation, repair and painting activities that disturb painted surfaces in pre-1978 housing and child-occupied facilities. The goal is controlling exposure during the work — not permanently eliminating an identified hazard.
Typically involves
- Repairing damaged walls or ceilings
- Spackling, patching, drywall and plaster repair
- Paint preparation and surface work
- Window or door renovation and replacement
- General repair and remodeling
- Water-damage repairs
- Other renovation activities that disturb painted surfaces

Demolition project support
Rodent service and documentation for demolition projects
Some municipalities or project requirements call for rodent inspection, treatment and written documentation before demolition can proceed. Where that applies to your project, we can handle that part of the pre-demolition process rather than leaving you to source another vendor at the last minute.
